Our knowledge of lenders’ requirements, their documents, their lawyers, their processes, and what they will waive, allow us to plan a realistic settlement date as soon as we get instructed. We then shepherd, cajole and overperform to make it happen. Instead of the slowing factor for the loan being the borrower’s side it is the lender’s side.

When a regular solicitor is getting chased for outstanding items we have already returned everything with the security documents. When you are sitting in the dark wondering why your loan has not settled with a regular solicitor we are keeping you informed by copying you in on everything. When we learn from you who the lender is, and what the scenario is, we contact the borrower and start gathering together what is required even before the lender instructs their solicitors.
